Frequently Asked Questions

Below are answers to the most frequently asked questions we have encountered when showing the house:

Q: The property has seven lots. Can we subdivide it and sell some off?

A: No. There is a restrictive covenant on the property that prevents subdivision in order to meet minimum requirements for an on site septic system in Jefferson County. The covenant, which we can provide a copy of, states: "...the combination of the above referenced description of real property (lots, parcels, etc.) is required to meet WAC 246-272 Minimum Land Area for issuance of an onsite sewage sytem permit."

We need more room for frequent out-of-town guests.

Q: Can we build an ADU (Accessory Dwelling Unit) or guest house on the property?

A: We don't believe so, at least not one with a bathroom. This is because the septic system is designed for a single-family residence of not more than 3 bedrooms. You can check with Jefferson County to verify

Q: Can we add another bedroom?

A: Yes. There is certainly space to do so, and the house has a septic permit for 3 bedrooms. There are currently only two.

Q: My husband has lots of tools. Can we build a shop or studio?

A: As long as it doesn't have a bathroom (see questions above). We have a separate driveway at the southern portion of the property that leads to a cleared area where lived in a 33' trailer while building the house. It would be the perfect location!

Q: Is there a place where we can park our RV?

A: Definitley. See the answer to the question above.

Q: What is the neighborhood (or neighbors) like?

A: What you see is what you get. Come out and see for yourself. It's pretty consistent–always quiet, the neighbors pretty much keep to themselves. It's very peaceful.

Q: My dog seems to love that "Squeaker." Does it come with the house?

A: No. Our dogs would like you to know that the dog toys do NOT come with the house.
