It's about light.
The use of natural and incandescent light
play an important role in the design of 231 Elmira. Because
of the large quantity of glazed elements (19 windows, 12 full-glass doors and
5 skylights in just over 1,400 sqare feet) daylight floods the home from evey
angle, creating a feeling of warmth, openess and a connection to the natural
environment. At night, when ambiance is of paramount importance, a mix of recessed,
track and pendant fixtures controlled by 28 Lutron dimmers allow ultimate flexibilty
in setting the stage for everything from hip cocktail parties to quiet evenings
at home. The warm glow emanating from the
wood-burning
fireplace is an incomparable ally whent the weather turns chilly
and damp.
To get a rough idea of how the light changes in the home click the day or
night buttons above.
Turn camera angles on then click any of the arrows

Utilities.
Electric. The home is powered by 200-amp electrical service. Several pre-wired
features extend the power grid's flexibilty including: 220-volt receptacles is
both bedrooms (allowing either room to be converted for alternate use), numorous
outdoor GFI receptacles (including two controlled by interior switches) and a
50-amp exterior breakout box with interior breakers for a future hot tub.
Heat. The home is warmed by hot-water radiant-heated
concrete floors as well as passive solar gain from the large windows. The floor
and domestic hot water are both heated by a Triangle
Tube Delta Performance Plus gas-fired
combination heater. The fireplace is a Majestic
SC36A (made by Vermont Castings) with fan-powered circulating air controlled
from a wall switch and provides a great deal of additional heating.
Water. Public water service is provided by the City of Port
Townsend. In addition to two standard exterior hose bibs a hot & cold bib
is installed in the outdoor shower area.
Waste. A pressurized deep sand lined trench drainfiled and
two 1,000 tanks make up the septic system, designed by John Scott Fleming Engineering.
Appliances.
The Kenmore full-size stackable washer and dryer, Kenmore dual-fuel range (electric
oven, gas stovetop), and KitchenAid refrigerator are all just over one year old
and are included in the sale price.
